Pre-Acquisition Management
We help define what a good target looks like, assess opportunities at an early stage, coordinate diligence workstreams, and support decision-making before significant time and capital are committed. - Assist Owner/Developer with all services prior to the acquisition of a property. - Comprehensive project budget and master development schedule for each phase of the project. Engagement and Development
We've acquired the property and are ready to engage our teams. This phase encompasses the conception of the project and the assembling of teams. Pace researches and qualifies all required project consultants, including, but not limited to, the architect, interior designer, purchasing agent, civil, mechanical, structural, audio/visual engineers, lighting designers, aquatics consultants, food service consultants, and systems engineers for phone, data, and CCTV. - Scope Development - Budget Development - Schedule Development - Identification of consultants and generation of Request for Proposal - Evaluate consultant proposals and issue contracts
Design & Programming Support

Whether it’s a straightforward space refresh, a complex interior build-out, or a full-scale renovation, our design-build process keeps your project efficient and cohesive from conception. - Detailed narrative and planning to ensure that every finish, fixture, and layout element aligns with your operational needs and brand identity. - Manage the design process from conceptual stages through Schematic, Design Development, and Construction Documentation. - Hands-on experience in design development and procurement of FF&E (Furniture, Fixtures & Equipment), OS&E (Operating Supplies & Equipment), and artwork; with reliable manufacturers and suppliers. - Manage the permitting process with local authorities FF&E buyout, submittal, and production management. - Oversee quality control to ensure work is being completed in accordance with brand requirements. - Value engineering and fine-tuning the design to fit the client’s budget. This is implemented during the design stage and throughout all stages of the project through construction.
Pre-Construction Management
Laying the foundation, Pace's pre-construction process provides insight needed to move forward with confidence. From budgeting and scheduling to site surveys and plan drafting, we partner every step of the way to mitigate challenges and ensure the project can proceed without problems or delays. - Budget Validation - Product Evaluations - Cost Estimation & Analysis - Site-Specific Safety Planning - Phase Preparations - Manage the entire General Contractor bid process, beginning with qualified bidder selection - Identify General Contractor bidders and generate GC bid packages - Evaluate GC proposals and issue GC contracts
Construction Management
Supervising the project team’s activities, procedures, and achievement of key project milestones pre- and post-award of contracts. - Oversees the General Contractor and any other Owner-contracted entities throughout the construction phase. - Weekly Owner’s meetings - Track progress, maintain precise as-built drawings, and capture detailed product data. - Monitor the GC RFI and submittal process to ensure any design questions are being properly answered. - Personnel can be full-time or part-time as the Owner sees fit. - We close out every project by ensuring all punch-list items are completed accurately and efficiently. - Collate project handing-over documents, including as-built drawings and operation and maintenance manuals. - Ensure all project warranties are in place through the Defects Liability Period.
Budget Monitoring and Control
Maintaining an effective project cost control system, incorporate approved changes, and regularly review cashflow reports and forecasts. - Assist the Owner in implementing measures required to align projected costs with approved budget estimates. - Identify variances between actual and budgeted/estimated costs and advise the Client on potential overruns. - Ensure project objectives are being met and that the project stays on schedule and within budget. - Oversee all financial aspects of the project, including receiving, batching, and processing of all project-related invoices. - Monthly reporting, including a project narrative update, updated cost forecast. - Review and assess the impact of Client changes on project duration and budget and advise on their viability and necessity. - Complete a full accounting of project costs and final reconciliation of the budget.
